Indiana VA Loans
Right now is a great time to buy or build a new house in Indiana. Housing prices have dropped in the past few years, and with a VA Loan you can buy a new house with no down payment. The loan limits have also increased over the past few years, making it possible to get a huge, beautiful family house with acreage and still not have to provide a down payment on the property.
Not having to supply a down payment on the house is one of the greatest benefits associated with a VA Loan, but the benefits don’t stop there. With a VA Loan you get to take advantage of low interest rates and flexible repayment plans. When you have a VA Loan, you also have the option to refinance in the future with an Interest Rate Reduction Refinancing Loan (IRRRL) also known as a VA Streamline Refinance because no additional paperwork or out-of-pocket expenses are required to secure the loan. Other benefits include minimal closing costs, easy approval and the full support of the VA for all your questions and concerns.
How to Qualify
In order to qualify for a VA Loan in Indiana, you must have served a minimum of 181 days of regular active-duty service. This length of time also applies to veterans who were honorably discharged from the military. There are some exceptions to the rules which include widows of veterans killed in combat, veterans who served overseas during wartime, spouses of POWs and veterans discharged early due to a service-related injury. If you think you qualify, you will need to fill out an eligibility form with the VA. Once they have approved your application you will be issued a Certificate of Eligibility (COE).
Finding a Lender
Because the VA does not actually issue the money itself, you will need to find a private lender to issue the loan. As long as they participate in the VA Loan Guaranty Program, you have the option of choosing between a bank, savings & loans and a mortgage company. It’s also a good idea to get pre-approved for a loan so you know just how much you can afford while you are looking at houses.
